Rent vs Own Home

Default view compares end-of-horizon outcomes. Owning includes mortgage payment + taxes + insurance + HOA + maintenance + utilities. Renting includes rent + renters insurance + utilities (can be $0 if included). Advanced mode adds NPV.

Enter $0 if utilities are included in rent.
Includes realtor + seller closing costs. This is required to avoid bias toward owning.
